Hi investor,

Have you ever been to Bali? Still planning? Or….Hi Erick it’s been a few times I have been to Bali and would like to get back again and again. Wow…..What do you see?

They who know Bali and often travel around the world could see the different. That’s why no doubt the growth of tourism followed by property investment and other business related are booming. See the growth of development every where, villa development, hotel, apartment, restaurant, art shop, spa and facilities and many other vacation business.

Considering of all the things grows everywhere, as an investor, property agent, business developer, you will have to choose which place is the best one for your business. The most growing district in Bali Province is Kabupaten Badung, followed by Gianyar and Tabanan.

The well known place like Kuta, Seminyak, Sanur, Legian, Oberoi, Jimbaran, Bukit, Nusa Dua are in Kabupaten Badung. Meanwhile Tanah Lot and Canggu, Bedugul are in Tabanan, and the mountain village atmosphere view Ubud is in Gianyar.

All that location names are in different land price. The more well known the place, the more expensive the price. The more valuable views you get from the land the more expensive the price. Of course this is equal to the public access provided.

Here is data I collect from some of property agent in Bali. To know exactly where the place is try to use my favorite tool: Google Earth

BEACH FRONT AREAS: FOR SALE LAND PRICE per 100sqm (usually said as ARE)

Means location exactly to the beach or cliff

Seminyak and Oberoi price: ± IDR 600 million in 2008 (have grown from just ± IDR 250 million in 2000)

Jimbaran : ± IDR 200 million (2008) (have grown from just ± IDR 200 million in 2000)

West Bukit (cliff front): ± IDR 300 million (2008) (have grown from just ± IDR 80 million in 2000)

South Bukit (cliff front): ± IDR 200 million (2008) (have grown from just ± IDR 60 million in 2000)

Canggu : ± IDR 275 million (2008) (have grown from just ± IDR 60 million in 2000)

Sanur : ± IDR 300 million (2008)

Nusa Dua : ± IDR 500 million (2008)

Tanah Lot : ± IDR 175 million (2008) (have grown from just ± IDR 60 million in 2000)

NON BEACH FRONT AREAS: FOR SALE LAND PRICE per 100sqm (usually said as ARE)

It means location after the land next to the beach. Most are surrounded by village and rice field view.

Seminyak : ± IDR 325 million (2008)

Oberoi : ± IDR 350 million (2008)

Umalas, Canggu and Jimbaran : ± IDR 190 million (2008)

West Bukit : ± IDR 155 million (2008)

Tanah Lot : ± IDR 125 million (2008)

South Bukit (cliff front): ± IDR 85 million (2008)

You will find that there is possibility in getting the land by leasing, usually 25 years and could be expanded again until 75-80 years. And of course the price from above will be much cheaper. Find in next issues.
