If you live in Bali then you will see there are so many new property developments. The investors not just come from outside or foreign investment company but also local investor. Many property companies from Jakarta do their business in Bali. So what about the face of Jakarta property development right now.

I am trying to call my friend, his name is Sahat Hutagalung, who lives in Jakarta and works as a property agent at one of Property Company in Jakarta. He is not a big agent yet but he will be. Interviewing him to give you a little bit description of how he and his company which he works do after monetary crisis and how is the market respond.

What kind of property you and your company sell?

Sahat : (S)

We sell residences and warehouse

PI: Why do you sell such a kind of property in Jakarta?

S: Because it is something new and primary what my company does. I mean we sell new projects like residence which just launched or warehouse which just built.

PI: What is target market?

S: Our target market in selling Jakarta property is middle up class.

PI: How is your market condition after global crisis?

S: Not to tell a lie our property selling went down significantly after global crisis. The market doesn’t respond well enough to buy.

PI: How is your personal achievement this semester? What about your company?

S: I have just sold two units residence at Rp.800 million each, but overall our company succeeds to sell 23 units in one semester and also 12 units of warehouse.

PI: Could you give description among of those buyers how many of them buying property to make it as property investment?

S: It around 30% of them buying residence property and make it as property investment, in the field of warehouse it around 10%.

PI: How is nowadays market trend of property in Jakarta? And what is your prediction next year?

S: Nowadays the market trend behavior is like this, they buy apartment in business district, buying house/residence at elite area, middle class residence. Actually subsidized apartment is also good market but many of the projects runs slowly so market is not interested in such a kind of property investment like this.
