One of astonishing Bali area is UBUD. Located at Badung Regency at north of Denpasar the capital of Bali province. It’s around 30 minutes from Sanur or Denpasar. Ubud is wellknown with its comfortable air and environment. The village of Bali is still strong in Ubud. Ubud is the place of kingdom palace and the entire palace’s big family. Ubud is at around 300 meters and upper from sea level. With cool air and mountain and river view make Ubud as the best choice to escape from routines. There are many big hotel and resort operators in Ubud, such as Pita Maha Resort, Four Season Ubud, Kupu-Kupu Barong, Maya Ubud etc.

How about land price in Ubud? Not to mention but it’s getting higher and higher.It’s around IDR 200 million-up around Ubud, Payangan, Tegalalang. Especially if the land locates at edge of the river or get view to mountain or paddy field. Maybe it is common to see mountain and hills and river.

But to see the paddy field is very interesting. What is so attracting? The field is with ground level layering. It’s very wonderful to see how amazing God’s creation. In some area you do planting also with the farmers. Some travel agents or hotel/villa managements provide this activity in their tourism package. That’s why some expatriates who fall in love with Bali build their property in UBUD to live with fresh air and mountain and village view and natural environment. Some of them use the property for themselves. But others also rent the property. Yesterday I just saw advertisement written like this villa with 3 bedrooms all furnished, swimming pool, beautiful view rented at 10,000.00 euro per year. That is in Ubud. Wow…great chance of investment in property.

So to mention again Ubud potential are:

- Great view of mountain

- Great view of river (there is river with great stream so you could enjoy river stream boat tourism served by Bali Adventurer and others.)

- Great view of paddy field

- Natural environment

- Cool air

- Very traditional of Bali ( there are many arts village, groups, gallery such as painting and sculture in Ubud)

- Very ‘village environment’

- Forest garden where many monkeys live in.

These potentials make it very reasonable for investor to put investment in property in Ubud. Although the land price is high but searching for leasehold land could be good alternative for foreigner, because the lease price is much cheaper than to buy the land. Some propose 25 years or 50 years for lease and available for extension. It depends on your choice and the legal notification.
