Bali Average Land Prices land value

I got this image from www.ptmercury.com, and from the data shown we could see and describe how the average of land price in Bali especially at tourism area is. The image only shows Badung Residence, Tabanan Residence, and some Gianyar Residence. Badung Residence is the biggest residence in Bali which holds many tourism points. No doubt the land price in Badung Residence is the highest among other residence.
As you can see the most expensive area is Kuta, Seminyak, Legian area, Nusa Dua area, and at eastern area, supposed to be Sanur to Semawang. And the cheapest area showed at Pecatu for tourism point. I don’t know why, but maybe because of the nature condition, the land is hard and made of rocks. The special thing at southern area is because it is cliff area, not like other beach land. That is why many developers build estate and property here to get best ocean view at high level.
If you see the unit ARE means 1 ARE = 100 sqm, more conversion to this please check other posting about land measurement. So the most expensive price said 600 million rupiah per ARE. That is around 6-8 times of land price around Denpasar area.

Thank you for your post i also checked out http://www.ptmercury.com and they give good information about statistics in Bali, properties and land value.
To reply your post, the area of Pecatu, which is part of the Bukit (Bali hill in the south) is unexpensive due to the fact that is hard soil, dry area, not well connected, and only the lands front cliff have high value due to developments such as Bvlgari and Bayan Tree.
